Why agents order photo prep
Buyers scroll through listing photos before they decide which homes to see. An empty living room photographs small and cold, because there is nothing to judge its size by. A lived-in kitchen with a full counter looks smaller and busier than it is. A front exterior shot at noon can look flat next to the other listings on the page.
Each of those problems has a different fix. Empty rooms get furniture. Busy rooms get cleared. The cover photo can become a dusk shot with warm lights in the windows. The strip above shows how that plays out across a typical listing, from the curb to the backyard.
Services
Virtual staging
Furniture, rugs, art and lamps placed in empty rooms, sized to the room and matched to the light.
Cleanup edits
Personal items, clutter, cords, cars in the driveway and bins at the curb removed from the photo.
Twilight photos
A daytime front exterior turned into a dusk image with a soft sky and lit windows.
Staged, not misleading
We only add furniture and remove things that won't be there at the showing. We don't change walls, floors, views, fixtures or anything that stays with the house. If a room has a crack in the ceiling or a stain on the carpet, the photo keeps it unless you tell us it is being fixed before the listing goes live.
Label staged photos. A virtually staged photo shows furniture that won't be in the house at the showing. Most listing services expect staged or edited photos to be marked, and some ask you to include the original too. Check your MLS rules before you upload. We deliver every staged photo with an unstaged version and can add a "virtually staged" caption to the image.
What to send
- The full-resolution photos from the shoot (JPEG or RAW exports), not the compressed MLS uploads
- Which photos to stage, which to clean up, and which to leave alone
- The buyer you expect: first home, family, downsizer, investor
- A style direction if you have one (warm and simple, modern, traditional)
- Anything that must stay in frame, such as a built-in or a fireplace
- Your listing date, so we can plan the turnaround

Common questions
How much does virtual staging cost?
It depends on how many photos you send, what each one needs and how quickly you need them. We quote every order in writing before we start, so you know the full cost up front.
How many rooms should I stage?
Usually the rooms buyers look at first: the living room, the kitchen or dining area, and the primary bedroom. Staging every room can feel overdone. We suggest a list when you send the shoot.
Do I get the original photos back?
Yes. Every staged or edited photo comes with its unedited version, so you can follow your MLS rules and show both if needed.
Are the images on this site real listings?
No. The diagrams were drawn for this site and the photos are AI-generated samples, and both are labeled. We don't publish client listings.
